Terms and Conditions

1. General

This agreement is between Real Inspect Pty Ltd (ACN: 690306391) ("the Inspector") and you ("the Client"). The inspection services are provided for a fee, and by ordering an inspection, you agree that the inspection will be carried out in accordance with these terms.

2. Services Provided

Real Inspect Pty Ltd offers in-person property inspections for renters, buyers, landlords, and other stakeholders. Services may include photographs, video walk-throughs, summary notes, or full written reports, depending on the selected package.

Important

  • We conduct visual inspections only. We are not licensed building inspectors, valuers, pest inspectors, or legal advisors. Clients are advised to obtain independent professional inspections before making purchase decisions.

  • The results documented in our report, including all photos and videos, reflect the condition of the property on the day of inspection. We are not responsible for any changes to the property's condition that may occur after this date.

3. Scope of the Inspection and Report

The purpose of the inspection is to provide the Client with an overview of the Inspector's findings at the time of the inspection. The inspection is a non-invasive, visual evaluation of accessible areas of the property. The Inspector will report on major defects and safety hazards that are visible and reasonably accessible on the date and time of the inspection. A general assessment of minor defects that are part of normal property maintenance may also be included.

4. Limitations and Exclusions

The inspection will not include an assessment of the following:

  • Areas where safe and reasonable access is not available.

  • Concealed areas such as inside walls, between floors, or behind stored items and furniture.

  • Non-structural elements like carpets, vinyl, decorative finishes, or appliances.

  • Electrical, gas, or plumbing installations.

  • Any areas or items not specified in the scope of the inspection.

The Inspector will not perform any invasive procedures, such as cutting, breaking, or dismantling any part of the building.

5. Cancellations and Refunds

Cancellations or Rescheduling Before Inspection Day:  To provide you with the best service, we have the following cancellation and rescheduling policy.

  • More than 24 Hours Notice: You may cancel or reschedule your inspection with more than 24 hours notice and receive a full refund, with a deduction for our administrative fee of $10.

  • Less than 24 Hours Notice: A cancellation made between 24 and 4 hours of your scheduled inspection time is eligible for a partial refund.

  • Less than 4 Hours Notice: Cancellations made with less than 4 hours notice will not receive a refund.

*Please note that all cancellations and refunds are subject to an administrative fee of $10.

Failed or Incomplete Inspections: If we are unable to complete the inspection due to unforeseen circumstances (e.g., the inspector is unable to make it), you will be offered either a full refund or a reschedule at no additional cost. However, if the inspection cannot proceed because the agent, landlord, or selling agent leases/ sells the property right after our attended inspection, or fails to attend or provide access, no refund will be issued, and the booking must be rescheduled at full cost.

Dissatisfaction with Service: If you are unsatisfied with the inspection or report, please notify us within 7 days of the service. We will review your concerns and may offer  a complimentary re-inspection as a gesture of goodwill.

Refund Processing: Approved refunds will be processed within 5 –10 business days and returned to your original payment method.

6. Partner Services

We may list services from third-party partners on our website. While we strive to work with reputable partners, we have no control over the quality, delivery, or outcome of their services. We are not responsible for any misunderstanding, error, loss, damage, or inconvenience caused by your use of any such third-party services. You are solely responsible for ensuring the suitability of any third-party service.

7. Liability and Indemnity

  • The Inspector accepts no liability for any estimates of rectification costs provided in the report, as these are opinions and not a guarantee or quotation for work.

  • Real Inspect Pty Ltd is not liable for any third-party loss or damage suffered by anyone other than the client.

  • The report is prepared for the sole and exclusive use of the Client and cannot be used by any other party without express written permission.

  • We do not guarantee the accuracy, safety, or completeness of the information gathered, and clients are responsible for seeking specialist advice where required.

8. Complaints Procedure

If you are unsatisfied with the inspection or report, you should notify us directly.
